Our Covenant Controlled Community

King’s Deer is a covenant-controlled community designed to preserve the character, beauty, and long-term value of our neighborhood. These guidelines help ensure that homes, landscaping, and shared spaces are maintained to a consistent standard—protecting property values while creating a cohesive and attractive environment for all residents.

Each of King’s Deer’s two subdivisions (Classic & Highlands) have their own covenants (CCRs), that vary slightly. Both subdivisions are subject to the same set of policies and Design Standards as set forth by the Board of Directors.

By following these established rules and policies, we support a community that is well-maintained, respectful, and enjoyable for everyone.

How King's Deer HOA Governance Works

The King’s Deer Board of Directors encourages you to become familiar with Covenants, Bylaws and the Policies and Rules as well as the ACC Design Standards as soon as possible. Copies of these documents can be downloaded at the bottom of this page or in the Library tab.

Covenants (CC&Rs)

  • Define what homeowners can and cannot do with their property
  • Focus on property use, maintenance, and community standards
  • Apply to all homeowners and are legally binding

Bylaws

  • Define how the HOA operates as an organization
  • Cover board structure, voting, and meetings
  • Govern how decisions are made

Policies and Standards

  • Provide more detailed guidance and day-to-day rules
  • Created and updated by the Board of Directors
  • Cover topics like parking, signage, and enforcement

Architectural Control

  • Required for most exterior changes and new construction
  • Ensures projects align with community design standards
  • Reviews plans for materials, placement, and overall appearance

Report a Violation

Covenants and policies help keep King’s Deer well-maintained and enjoyable for everyone. Following these guidelines helps prevent issues and supports a respectful community.

  • Use this form to report a violation within the King’s Deer community
  • For issues outside HOA authority, contact El Paso County Code Enforcement at (719) 520-6300
  • Animal concerns beyond loose or barking dogs can be reported to the Humane Society at (719) 473-1741

All submissions are reviewed by the HOA.
