The King's Deer HOA office is located at the King's Deer Golf Course clubhouse (19255 Royal Troon Drive).

CONTACT - The daily business of the Association is performed by the King's Deer Executive Director, Mr. John Highhouse. The best way to contact John is by email at admin@kingsdeer.org for any HOA related matter. Please include your address in the subject line. Messages that require Board, Director, or Committee action will be directed to the appropriate group or person. For your convenience, there is a secure drop box marked "HOA" located outside the HOA office door located at the King's Deer Golf Course Clubhouse. Additional contact information is located on the Administration page.
PAYMENTS - Kings Deer HOA accepts credit card and ACH payments through the ZEGO payment portal. You may use your major credit card (3.95% fee paid to Zego) or ACH bank transfer (no fee) to pay assessments, fees, fines, or other HOA payments. Compliance fees are not eligible to be paid through Zego at this time. Also, debit cards are not accepted. While we encourage payments using Zego,owners may continue to pay by check to the HOA office as they have in the past. Either stop by the office, deposit in the secure drop box, or mail the check to us at: PO Box 3143, Monument, CO 80132.
Owners must register on the ZEGO portal before making a digital online payment. When creating a Zego account, select "Homeowner", and use "Kings Deer HOA" as the property (HOA) under which you search. You will use your property address, for example, "12345 Kershaw Ct", as the account number. Then continue to complete the registration with your personal and payment information.
VISITORS! Are you looking for the covenants, Architectural Control Committee forms, or other corporate documents? If so, follow the Library link at left. Minutes and financial reports are available to HOA members in the Library section of the Owner area.
Zego setup guidance

Anyone who had set up an account and was previously blocked should be able to make a payment through the Zego portal. While most owners can register and pay without incident, a few report being blocked from the Zego payment site. Possibly this is because an incorrect/unexpected entry was made in one of the fields during the registration process. I've gone through the process again and created a step-by-step guide on registering and paying using the Zego payment portal.
On the next page select “Create your Account” under the “Homeowner” tab.
In the Search for Property, enter “Kings Deer HOA” and search.
Then select the "This is My Property" link that is next to the Kings Deer HOA in the drop-down list.
On the next page, select “Get Started" beside the “create your account” block.
On the following page, you will enter your contact information and create a password. Select the box agreeing to the terms and conditions and "create account."
You will then see a page that says “Thank you for creating an account!”
You will also receive a couple of emails. One to thank you for signing up, and another to ask you to verify your email address. Please click the link to verify your email address, then return to the first link above (payments) and enter your email/user name and password.
Select Login
On the following page, you will select “Pay Now”.
Enter the dollar amount
On the next page, select the payment method and continue through the payment process.
Golf Course and Common Areas Use

To all King's Deer owners and guests-
The golf course is privately owned and is not part of the King's Deer HOA. Residents are asked not to walk, snowshoe, ski, sled, walk dogs, or participate in any other activity on the golf course property. The HOA has 55+ acres of common areas and over 9 miles of trails for our residents to enjoy. A map of these HOA-owned recreational areas is available on the website; follow this link. You are welcome to use our sports field and adjoining playground area.
Likewise, the golf course management has taken additional steps to encourage their golfers to be more respectful of people's property. They previously had printed on their scorecards for golfers to stay off homeowners' properties. This past season, they have installed new signs posted in various areas along the boundaries. There are also new permanent signs installed in each golf cart that list rules, including one advising against trespassing onto homeowners’ properties. However, there is only so much they can do.
Residents are also reminded to stay off the ponds during the winter. Most of these are owned by the golf course, and their use during winter is both dangerous and prohibited. The HOA has only one pond located between Glenthorne and Archers, south of Trumpters. Access is limited by trail from either Archers or Trumpeters.
Finally, we ask owners to clean up after their dogs while on the trails. And please do not leave plastic bags of dog waste along our trail systems or on the golf course. Dogs must be on leash while walking on the trails and in any of our common areas in King's Deer. This is a county ordinance, as well as in our HOA policies.

HOA Assessments and Insurance - $317.00 for 2026

The annual HOA assessments and HOA insurance billing were mailed out to all King's Deer property owners on December 1st. The annual assessments remain $300 for 2026, and HOA insurance is $17.00 for the coming year, for a total billed amount of $317.00. For your convenience, payments can be made online through Zego using a credit card or ACH. (scroll up to PAYMENTS at the top of this page for more details.) You may still make payment by check, mailed to the PO box as shown on the invoice. Many owners use their bank's bill pay feature to make payments without physically writing a check. If you use the bill pay feature, please be sure to set up the payment using your property street address (or a significant portion thereof) as the account number. If you have a recurring bill payment set up with your bank, please also ensure the amount paid to the HOA is $317.00. Payments are due and must be received by the HOA office no later than January 1, 2026.

Kings Deer HOA,
StratusIQ is pleased to announce that we are initiating Phase 1 of our Fiber-to-the-Home expansion/upgrade in Kings Deer. We are kicking this project off in 2025 and our Phase 1 expansion area is outlined in the map below. During this time you will see our crews (and our contractor Ranger Underground) diligently but respectfully working in the neighborhood to place fiber underground so we can service your homes. All work completed will be done in existing utility easements and our contractors will restore any/all surface disruptions to an equal or better state. Once we are ready to deliver fiber to these homes will reach out to those who are existing customers of StratusIQ to schedule their upgrade and will also send marketing materials to those who are not. We would appreciate any help the HOA can provide in distributing this news to the residents. We are extremely excited about this project and bringing the residents of Kings Deer fiber internet speeds all the way up to 10Gig! If the HOA has any questions please direct them to me. The affected area is on the north end of Royal Troon Drive (north of Trenholme) to County Line Road and includes Hunting Downs Way (by the church).
Highlands Mailbox replacement and repairs

The existing Brandon Industries Estate Mailbox remains an option for owners in Kings Deer Highlands. For replacements and parts for these estate mailboxes, owners must contact the manufacturer, Brandon Industries, at 972-542-3000 or 972-529-6000 and reference mailbox part number TXF54-xxxx-1 VG (or BK) for all the parts. VG=Verde Green and is $10 extra. BK=Black. Either is acceptable in King's Deer. Brandon no longer provides the newspaper box for underneath the mailbox. However, they do have an upgraded flag kit. If you just need the mailbox, the price is $365 + $65 shipping (as of 09/01/2025) and the part number is M1-A VG (box w/ flag). If you need just the post, please contact the HOA office as we still have a couple, however, the HOA no longer has inventory nor sells mailboxes. The cost for the post only from Brandon is $92 + shipping. Debryce Allen is our sales rep there.
Other mailbox options approved by the Board of Directors are as follows. Both are secure locking mailboxes.
1. Mail Boss 7506 Mail Manager Curbside Locking Mailbox, Black. This mailbox option requires the Mail Boss 7121 Black In-Ground Mounting Post. 2. Architectural Mailboxes 6300B-10 Oasis 360 Locking Parcel Mailbox, Extra Large, Black. Must be used with the Architectural Mailboxes 7516B-10 Pacifica in-Ground Steel Mailbox Post, Black. Since the posts are different, the current post will not be able to be used with the new mailboxes without modifications. These recently approved secure mailboxes are readily available from several retailers, including the local Home Depot and online retail Amazon. The board reminds owners that only post-style mailboxes can be used in Kings Deer Highlands. Owners in Kings Deer Classic may use the mailbox of their choosing, but it must be mounted in the ACC-approved mailbox monument. These are the only three mailbox styles approved for use in Kings Deer Highlands.
