This is the official web site of the King's Deer Homeowners Association. Here you will find information about the association, its activities, events, policies, and some information about the local area.

The King's Deer HOA office is located at the King's Deer Golf Course clubhouse (19255 Royal Troon Drive).

CONTACT - The daily business of the Association is performed by the King's Deer Executive Director, Mr. John Highhouse. The best way to contact John is by email at admin@kingsdeer.org for any HOA related matter. Please include your address in the subject line. Messages that require Board, Director, or Committee action will be directed to the appropriate group or person. For your convenience, there is a secure drop box marked "HOA" located outside the HOA office door located at the King's Deer Golf Course Clubhouse. Additional contact information is located on the Administration page.

PAYMENTS - Kings Deer HOA accepts credit card and ACH payments through the ZEGO payment portal. You may use your major credit card (3.5% fee paid to Zego) or ACH bank transfer (no fee) to pay assessments, fees, fines, purchase mailbox, or other HOA payments. Compliance fees are not eligible to be paid through Zego at this time. Also, debit cards are not accepted. Owners may continue to pay by check to the HOA office as they have in the past.

Owners must register on the ZEGO portal before making a digital online payment. When creating a Zego account, select "Homeowner", and use "Kings Deer HOA" as the property (HOA) under which you search. You will use your property address, for example, "12345 Kershaw Ct", as the account number. Then continue to complete the registration with your personal and payment information.

VISITORS! Are you looking for the covenants, Architectural Control Committee forms, or other corporate documents? If so, follow the Library link at left. Minutes and financial reports are available to HOA members in the Library section of the Owner area.

Golf Course and Common Areas Use

To all King's Deer owners and guests-

The golf course is privately owned and does not belong to King's Deer HOA. Residents are asked not to walk, snow shoe, ski, sled, walk dogs, or participate in any other activity on the golf course property. The HOA has 55+ acres of common areas and over 9 miles of trails for our residents to enjoy. A map of these HOA owned recreational area is located on the website by following this link. You are welcome to use our sportfield and adjoining playground area.

Likewise, the golf course management has taken additional steps to encourage their golfers to be more respectful of people's property. They previously had printed on their scorecards for golfers to stay off homeowners' properties. For this year, they have installed new signs that are posted in various areas along the boundries. There are also new permanent signs installed in each of the golf carts that list some rules, one being to stay off homeowners’ properties. However, there is only so much they can do. 

Residents are also reminded to stay off the ponds during the winter. Most of these are owned by the golf course and their use during winter is both dangerous and prohibited. The HOA has only one pond located between Glenthorne and Archers, south of Trumpters. Access is limited by trail from either Archers or Trumpeters. 

Finally, we ask owners to clean up after your dogs while on the trails. And please do not leave plastic bags of dog waste along our trail systems. Dogs must be on leash while walking on the trails and in any of our common areas in King's Deer. This is a county ordinance, as well as in our HOA policies.

Pothole Repair

El Paso County owns and maintains the roads in Kings Deer. You may contact them by phone or submit a service request using their online “citizen connect”. 
For the online submission, click the “Citizen Connect" link on the above page. On the top right corner of the linked page is a box titled “Create Service Request”. Select the appropriate request from the drop down box. In this case you will select "Pothole”. Continue to complete the form and submit your request. 
 
The road crews are usually pretty responsive to pothole repairs, usually responding within a couple of days (weather dependent).

Highlands Mailbox replacement and repairs

The existing Brandon Industries Estate Mailbox remains an option for owners in Kings Deer Highlands.  For replacements and parts for these estate mailboxes, owners must contact the manufacturer, Brandon Industries, at 972-542-3000 or 972-529-6000 and reference mailbox part number TXF54-3015-1B VG. Debryce Allen is our sales rep there. The HOA no longer has inventory nor sells mailboxes. 
 
Other mailbox options approved by the Board of Directors are as follows. Both are secure locking mailboxes.

1. Mail Boss 7506 Mail Manager Curbside Locking Mailbox, Black. This mailbox option requires the Mail Boss 7121 Black In-Ground Mounting Post.
2. Architectural Mailboxes 6300B-10 Oasis 360 Locking Parcel Mailbox, Extra Large, Black. Must be used with the Architectural Mailboxes 7516B-10 Pacifica in-Ground Steel Mailbox Post, Black.

Since the posts are different, the current post will not be able to be used with the new mailboxes without modifications. These recently approved secure mailboxes are readily available from several retailers, including the local Home Depot and online retail Amazon. The board reminds owners that only post-style mailboxes can be used in Kings Deer Highlands. Owners in Kings Deer Classic may use the mailbox of their choosing, but it must be mounted in the ACC-approved mailbox monument.
