The King's Deer HOA office is located at the King's Deer Golf Course clubhouse (19255 Royal Troon Drive).

PAYMENTS - Kings Deer HOA accepts credit card and ACH payments through the ZEGO payment portal. You may use your major credit card (3.5% fee paid to Zego) or ACH bank transfer (no fee) to pay assessements, fees, fines, purchase mailbox, or other HOA payments. Compliance fees are not eligible to be paid through Zego at this time. Also, debit cards are not accepted. Owners may continue pay by check to the HOA office as they have in the past.
Owners must register on the ZEGO portal before making a digital online payment. When creating a Zego account, select "Homeowner", and use "Kings Deer HOA" as the property (HOA) under which you search. You will use your property address, for example "12345 Kershaw Ct", as the account number. Then continue to complete the registration with your personal and payment information.

HOA Assessments second ballot - results

This vote was to change the language in both covenants from a $300 cap to a $450 cap on the assessments, plus HOA insurance and optional user fees (as currently stated in your covenants). If the measured passed, the board committed to setting the assessment to $375 for 2025. This change would have allowed the HOA to continue to operate and fully fund our reserves for several years. Furthermore, the board stated that if the measure did not pass in both Classic and Highlands, that they would not increase the assessments in either subdivision.
We had a terrific turnout (76%) with 404 votes received our of 531 properties in King's Deer. Overall the response was 291 votes to approve the covenant change and 113 votes opposed.
Classic (two-thirds approval, or 99 votes, required to pass)

Highlands (majority approval, or 192 votes, required to pass)

While it was very close to passing, Classic rejected the measure. The issue was approved by Highlands voters.
Again, there will be no change to the 2025 assessment. The billing for $300, plus $18.14 for HOA insurance has been mailed to all owners. Contact the HOA office ( admin@kingsdeer.org) if you do NOT receive this mailing by December 9.
HOA Assessments and Insurance - $318.14 for 2025

The annual HOA assessments and HOA insurance billing will be mailed out to all King's Deer property owners on December 1st. The annual assessments continue to be $300, and the HOA insurance is $18.14 for 2025, for a total billed amount of $318.14. For your convenience, payments can be made online through Zego for credit card or ACH payment. (scroll up to PAYMENTS at the top of this page for more detail.) You may still make payment by check mailed to the PO box as shown on the invoice. For your 24-hour convenience, there is a secure lock box outside near the door of the HOA office. Many owners use their bank's bill pay feature to make the payment without having to physically write a check. If you choose to use the bill pay feature, please be sure to set up the payment using your property street address (or a significant portion thereof) as the account number. If you have an recurring bill payment set up with your bank, please also make sure to change the amount paid to the HOA to $318.14 for the 2025 payment. Payments are due and must be received by the HOA office no later than January 1, 2025. Payment receipts are emailed to all owners that have paid and for which the HOA has a valid email address. If you do not received the confirmation email, check your junk mail folder and if still not found, verify with the HOA office that your payment has been received and that we have a valid email address on file.

ACC Meeting Schedule--November & December

The Architectural Control Committee meets only one day in November (November 14) and one day in December (December 12). Meetings are conducted via Zoom. Applicants are urged to attend the ACC meeting when your application is reviewed so that if there are any questions or concerns, they can be resolved during the meeting. Also, new construction applications--houses and detached garages--usually require at least two ACC meetings for review before the ACC votes on the final approval. Please plan accordingly if you have an urgent project.
New Highlands Secure Mailbox options

At their February 20 board meeting, the Kings Deer Board of Directors unanimous approved the following two secure mailbox options for owners in Highlands:

- Mail Boss 7506 Mail Manager Curbside Locking Mailbox, Black. The Mail Boss 7121 Black In-Ground Mounting Post must be used with this mailbox option.
- Architectural Mailboxes 6300B-10 Oasis 360 Locking Parcel Mailbox, Extra Large, Black. Must be used with the Architectural Mailboxes 7516B-10 Pacifica in-Ground Steel Mailbox Post, Black.
Since the posts are different, the current post will not be able to be used with the new mailboxes. These newly approved secure mailboxes are readily available from several retailers including the local Home Depot and on-line retail Amazon. The board reminds owners that only post style mailboxes can be used in King’s Deer Highlands. Owners in King’s Deer Classic may use the mailbox of their choosing but must be mounted in the ACC approved mailbox monument. The existing Brandon Industries Estate Mailbox will continue to be an option for owners in King’s Deer Highlands and is available from the HOA office.
